Final Walk-Through Inspection
The final walk-through is your last opportunity to inspect the property before closing. At this stage, all Purchase Agreement contingencies should be satisfied and the seller's belongings should be removed from the home. The final inspection typically takes place the day before or the morning of closing.
Closing
When the walk-through confirms everything is in order, it is time to close. You, the seller, and the closing agent will sign the settlement agreement, which documents every financial transaction in the process and certifies its accuracy. You will sign your loan documents and deposit the balance of your down payment and closing costs into escrow. If you are bringing funds to closing, you can either present a certified bank check in the amount specified in the settlement statement or wire the funds directly to the escrow account. Once all documents are signed and funds are confirmed, the deed is recorded at the County Recorder's office and ownership is officially yours.
